3.5.5. What documents you will need to get a mortgage

Non resident buyers wishing to get a mortgage through a Spanish bank will need the following:

  • Passport
  • NIE - Identity Number for Foreigners
  • Marital status, age, children etc. (if married, information about both spouses)
  • Your last three salary pay slips or pension vouchers
  • Annual accounts for the last two fiscal years
  • The last tax declaration made in your country of origin (P-60)
  • A copy of your tax returns 
  • Details of the property you want to buy ("Nota Simple")
  • Information about any other property you own
  • A description of your circumstances, job, other sources of income, investments, debts.
  • Information about any other sources of income

 

Resident buyers wishing to get a mortgage through a Spanish bank will need the following:

  • Copy of your residence permit
  • NIE - Identity Number for Foreigners
  • Marital status, age, children etc. (if married, information about both spouses)
  • Your last three salary pay slips or pension vouchers
  • Annual accounts for the last two fiscal years (if employer or self-employed)
  • Copy of your last tax declaration
  • Photocopy of the last IBI bill
  • Details of the property you want to buy ("Nota Simple")
  • Information about any other property you own
  • Information about any other sources of income
  • Information about any other debts
