2.1. Finding a real estate agent
USE AN ENGLISH SPEAKING PROPERTY AGENT
The vast majority of non-resident british and foreign house buyers in Mallorca will use the services of a local estate agency, whether in co-operation with an agency from their own country or independantly. If you choose to work directly with a local estate agency then you should know what your agent can do for you. Estate agencies in Mallorca will usually employ English speaking staff and so the language barrier needn't be an issue, but if in doubt, you can arrange for an interpreter to be present when you sign the contracts and have documents officially translated.
AN ESTATE AGENT WITH A SOLID REPUTATION
In Spain there is no national body of real estate agencies and they aren't regulated by law so it is imperative that you find an established, professional real estate agency with a good reputation, experience and a proven ability to deliver a full service. Mallorca is small and the agencies are well known however, so it is much easier to check up on them and find one with a good track record. An agency which has been in the same business for decades is often a good indication of expertise and sound business practice.

Your estate agent acts as your representative throughout the property purchasing process from the first browse through listings to the moment you receive the keys to your new home. A real estate agency can also help you with all kinds of subsidiary services and after sales guidance, legal advice, provide you with an English speaking lawyer or with a list of lawyers working in the area, arrange utilities, insurance and after you buy, can advise on builders, maintenance and lettings.
PROPERTY AGENT COMMISSIONS AND FEES
Agency fees vary between agencies and the same properties are often advertised by several different agencies at different prices, a consequence of varying commissions. Establish the commission terms and fees with your agent at the start and avoid unnecessary missunderstandings later on.
