Buying Process

Your real estate agency is responsible for the entire buying process, from your first browse through their portfolio to receiving the keys to your new property in Mallorca. 

Negotiating best price

Once you have found the property you want, your agent will help negotiate an offer. A thorough understanding of house prices in the area, local market trends and the demand and defects of the area you are looking at will ensure you get value for money. 

Getting the best deal

Demand for property in Mallorca is high, pushing house prices up all the time, however prices vary significantly from area to area. Your agent will have a good idea as to the ideal price of the property you are interested in and what the seller is willing to accept. It is their responsability to make sure you get the best possible deal.

English speaking lawyer

Your estate agent can also provide you with an English speaking lawyer or with a list of all the English speaking lawyers operating in the area, so you can choose one yourself. They will usually have a lawyer they work with regularly but you are under no obligation to use their lawyer and are perfectly within your own right to find someone else. 

Making sure process is done correctly

Buying real estate in Spain can seem like a highly bureaucratic affair, with mountains of red tape and lengthy administrative procedures. Real estate gencies can not only take care of the bulk of the task, explaining any queries you have on costs, fees and taxes in Spain and sifting through all the administration and fiscal issues but will ensure it is all carried out in the right order and you are not left with unseemly loose ends and unexplained costs at the end.  

Contact with local banks

Whether you wish to transfer funds or bank in Spain, your agent will provide you with local knowlege of banking and mortgages and can put you in contact with mortgage providers and financia advisers working with foreign buyers in Mallorca.

Explain the buying process to you

A reputable real estate agent will listen to you and interpret your request into real choice, facilitating the process and looking out for you throughout the purchase. It is the real estate agency's responsability that you find the property most suited, at the price you want to pay and in an area which is most suitable to your needs. It is also their responsability to clarify any doubts and explain the buying process to you so you can make an informed choice at every step of the way.
