3.5.1. Structural Surveys and Valuation

Spanish law dictates that in order for a Spanish bank to approve a mortgage, an independent valuation must be carried out. The bank will be able to provide you with a list of available surveyors (tasador) and will require you have sufficient funds to pay for the valuation transfered to its bank.

The tasador will visit the property and make the valuation, in order to ascertain that the property is suitable for mortgage purposes and will calculate a value.

The valuation will look at the following:

  • The geographic location of the property
  • The size of the plot
  • The size of the property
  • Make comparisons between the property and similar sized properties in the same area.

The report will not look at quality building or structural issues, fiitings or views, which do of course affect the value the owner and buyer may give the property.

If you are not content with the valuation, you can also request a structural survey, which will look at the structural elements of the property.
